We have very strong banking relationship, balance sheet and well established development partners.  We fund our own projects and selectively seek co-investing opportunities with investments anywhere in range of five to twenty five million. We focus in the Midwest on cap rate, turn around deals with brand change arbitrage and ground up new development.  Our strategy focus on select service brands from seventy five to hundred twenty five keys with limited food & beverage operations. Our preferred brand partners are Marriott, Hilton, Intercontinental Hotel Group, Hyatt etc.
